Construction is nearing completion on the new Rolex Building at 665 Fifth Avenue in Midtown Manhattan, a 30-storey, 469-foot tower designed by David Chipperfield Architects and developed by Rolex Realty Company that will house the Swiss watchmaker's North American headquarters.

The project will deliver about 165,000 square feet of office and retail space along one of the most expensive commercial corridors in North America. Rolex will occupy several floors and operate a flagship boutique at street level. Limited additional space will be offered to outside tenants.

The development replaced a smaller mid-century structure that Rolex had occupied for decades. Demolition began in early 2022 and topping-off was reached last spring. The exterior is clad in textured stone with deep window reveals consistent with other Chipperfield projects in New York and London.

Fifth Avenue between 50th and 59th Streets has seen minimal new office construction since the pandemic. Brokers said the Rolex tower's combination of trophy retail and bespoke office space made direct comparisons with neighbouring blocks difficult.

Speaker of the City Council, Julie Menin, has separately proposed reforms that her office estimates could unlock up to 35,000 housing units on small lots citywide. Mayor Zohran Mamdani has continued to roll out housing executive orders in his first months in office.

A formal ribbon-cutting at the Rolex Building is expected this autumn once interior fit-out is complete.
